Here at Platform, we’re always looking for ways to help homebuyers across the UK gain access to desirable property markets via affordable home ownership schemes such as shared ownership.

One of our latest shared ownership developments is Ferry View, situated at the heart of West Lynn in Norfolk. For homebuyers seeking affordable home ownership in the East of England, Ferry View represents a fantastic opportunity in an increasingly popular location.

But makes West Lynn - and thus King’s Lynn - so popular?

Introducing King’s Lynn

King’s Lynn - commonly referred to as Lynn -  is a market town with a population around 42,000. Lynn has a rich heritage that stretches back to the Middle Ages, with several historical records citing its significant importance.

Today, it represents a popular market town that continues to grow in terms of both infrastructure and demand. Since 2004, it has experienced a multi-million pound programme of regeneration that is creating exciting new amenities and driving demand for new homes.

Over the last two decades, the £300 million scheme has resulted in a new business park, parkland, a new school, several new shops and a relief road, on top of attracting household names such as Tesco and Sainsburys.

What is West Lynn like?

West Lynn is a popular suburb within the larger market town of King’s Lynn and accessible via either road links or passenger ferry.

Due to its position, links around the wider area and relaxed pace of life, West Lynn is increasingly popular with homebuyers - particularly families. West Lynn offers basic amenities including shops, leisure areas, entertainment and a school but also a more relaxed pace of life. For those that want to venture out, Holbeach and Wisbeach are both nearby.

West Lynn Primary School is the main school for younger children within the area and is rated ‘Good’ by Ofsted. For older children, there are several schools all with good ratings in King’s Lynn.

The local area has great links to both Norwich and Peterborough via the A47, Cambridge via the A10 and the North via the A17.

Is King’s Lynn a good place to buy a house?

In terms of amenities, King’s Lynn has everything you’d expect of a larger market town including restaurants, bars, shopping, schools, leisure centres and beautiful countryside.

There are two local primary schools rated ‘Outstanding’ by Ofsted and 38 others rated ‘Good’. There are also several secondary schools that are all rated ‘Good’ on top of two independent schools. For the youngest members of the family, King’s Lynn is home to a number of toddler groups and classes.

For residents seeking somewhere to eat or drink, there’s plenty to choose from around the town including local favourites such as The Rathskeller, Crown & Mitre, Soul Cafe & Restaurant, Fox & Hounds and Nip & Growler.

When it comes to retail therapy, King’s Lynn features both independent retailers and high-street brands - from Primark and Boots to Boomerang with Style and Nikku Morganti. The Vancouver Quarter Shopping Centre is the main destination for shopping and features household names such as H&M, TK Maxx, Sainsburys and Costa Coffee.

For those looking to take in some of Norfolk’s beautiful countryside, the Norfolk Coastline is not far and is officially designated as an Area of Outstanding Natural Beauty, while the 700-acre Pensthorpe Natural Park is easily accessible - ideal for dog walkers or those who enjoy nature trails.

What is the King’s Lynn property market like?

Norfolk - and by extension - King’s Lynn is a relatively affordable property market compared to neighbouring counties.

In King’s Lynn particularly, regeneration has been a major catalyst in house prices rising steadily. Over the last 10 years, prices have increased from £155,672 to £257,192 - an increase of around 62%.

This is exceptional growth and demonstrates the strength of the redevelopment occurring around King’s Lynn and, as you’d imagine, West Lynn.

Despite this rise, property remains relatively affordable in the local area and continues to drive the demand for homes in the area. Likewise, as certainty returns to the market, predictions are positive for prices in the area.
